What does a unit inspection cover?
Scope depends on the unit and access. It commonly includes accessible interior, plumbing, electrical, cooling, and installed equipment associated with the unit. Confirm roof, attic, exterior, and shared-system access rather than assuming these areas are included.
The association’s responsibilities do not make the condition of your unit irrelevant. Equally, a clean-looking unit does not establish the condition of the entire building.
When is a milestone inspection required?
Florida DBPR describes requirements for applicable residential condo and cooperative buildings with three or more habitable stories, generally at 30 years and every 10 years afterward. A local enforcement agency may require the initial inspection at 25 years based on local circumstances. Exceptions and transition rules apply. Confirm the building’s requirements and status with the association and local authority.
Sunday’s condo inspection does not replace this architect- or engineer-led assessment.
Which records should a buyer ask for?
- Any milestone summary and full report available for the building.
- Repair recommendations and documentation of completed work.
- Relevant reserve studies and planned assessments.
- Association maintenance responsibilities and insurance information.
- Known issues affecting the unit and shared systems.
Your agent and appropriate advisers can help review financial, legal, and association obligations. Those are separate from a visual unit inspection.
How do I book the unit inspection?
Book it as a Full Home Inspection. Sunday’s pricing is based on living square footage, starting at $395 up to 1,500 sq. ft. Share the building, unit, gate and elevator instructions, and equipment locations. You receive a same-day inspection report for the agreed scope.
