What changes the price?
Start with the home’s living square footage, excluding garages and open patios. Then add the services you need. Homes over 6,000 sq. ft. start at $1,225; call or text Doug for an exact quote. Duplex and multi-family properties are quoted individually because each unit has its own systems.
What is included?
A full home inspection reviews accessible systems and components within the inspection agreement. Your report includes photos, findings, and practical recommendations. Thermal imaging is included with full home inspections, and your inspection report is ready the same day. Laboratory results follow the lab’s turnaround.
How much are the add-ons?

Insurance-only visits have separate pricing: 4-point $150, wind mitigation $150, or both $250. Thermal imaging is not included in standalone insurance inspections.
What should I compare between quotes?
Compare the inspection scope, report delivery, included services, access limitations, and support after the visit. A lower price for an insurance-only report is not a like-for-like comparison with a full home inspection.
For example, a 1,800 sq. ft. full inspection ($425) with both insurance reports (+$150) totals $575 before any applicable discount. The pricing calculator shows the services you select without requiring your contact information.
