A LITTLE PERSPECTIVE

Hurricane season: inspection planning before and after a storm

Before a storm, address known maintenance concerns and gather your home’s records. After a storm, safety and official reentry instructions come first. A routine home inspection is not an emergency response service or permission to enter a damaged building.

Before the weather changes

Keep roof, window, shutter, and repair documentation together with insurance contacts. Ask qualified contractors about known leaks, loose components, or maintenance concerns. Have required opening-protection equipment ready and follow local emergency guidance.

A wind mitigation inspection documents supported features for insurance review. It does not guarantee that a home will withstand a particular storm.

After the storm: establish safe access first

Return only when officials say it is safe. Stay clear of downed power lines and floodwater. Do not enter a damaged building until authorities have determined it is safe. If you smell gas or suspect an immediate hazard, leave and contact the appropriate emergency service or utility.

Never operate electrical equipment while standing in water. Flood-affected electrical systems need evaluation by an electrician before power is restored. Keep generators outdoors, at least 20 feet from doors, windows, and vents.

What can an inspection help with?

Once access is safe, call Doug with the property details and concerns. We can discuss an appropriate visual inspection of accessible areas and explain where an engineer, roofer, electrician, or other specialist is needed. Concealed moisture, submerged components, and inaccessible areas cannot be cleared by a routine visual inspection.

For a flooded private well, follow local health guidance and arrange appropriate testing before using the water. A laboratory test has its own turnaround.

Keep records and confirm the next step

Document concerns from a safe location, retain repair receipts, and contact your insurance company about its claim requirements. A Sunday inspection is not a claim adjustment, engineering certification, or substitute for your insurer’s process. Send any required documentation scope before arranging a visit.
