A LITTLE PERSPECTIVE

Do I need a 4-point inspection in Florida?

You need a 4-point inspection when your insurance company requests one for a new policy or renewal. It documents the roof, electrical, plumbing, and HVAC systems. It does not replace a full home inspection when you are buying.

Is there a universal age cutoff?

No. Requirements depend on the carrier, policy, and property. Citizens’ published new-business guidance calls for 4-point documentation for homes over 20 years old for the listed dwelling policy types. Other insurers can use different thresholds or request a report for other reasons. Ask your insurance agent for the requirements that apply to your application.

How long does the report stay valid?

Your carrier decides how recent a report must be. Citizens’ cited guidance generally requires a report dated within 12 months before a new-business application, with a specific shorter window for certain lender-placed coverage situations. Do not assume that a report accepted last year will satisfy a new application.

What should I send Doug?

  • The insurer’s form, instructions, and deadline.
  • Roof and major-system replacement records, if available.
  • Details of repairs completed since a previous report.
  • Access instructions for the electrical panel, attic, and equipment.

Condition findings are documented honestly. Your insurer determines eligibility and whether repairs or additional evidence are needed.

What does it cost?

Sunday’s standalone 4-point inspection is $150. Both 4-point and wind mitigation reports in one insurance-only visit are $250. With a full home inspection, a 4-point is a $100 add-on, or both insurance reports are $150 together. Inspection reports are delivered the same day.

Buying the home? A full inspection looks beyond these four systems. Choose the services for both your purchase decision and your insurance requirements.
