Sunday inspects homes and condo units in Sun City Center, with same-day reports and time for your questions. Full home inspection pricing follows living square footage; insurance reports can be arranged for the same visit.
Full home inspections from $395. See square-footage pricing and add-ons.
Sun City Center is known for its established retirement community. When comparing a detached home with a condo or attached residence, clarify who maintains the roof, exterior, and equipment. The inspection scope should follow the actual property and access, not an assumption based on its appearance.
If you are buying from out of town, your agent can coordinate access and Doug can talk you through the findings afterward. Ask for association maintenance records, known repairs, and the ages of major systems before the visit.
Your inspection is visual and non-invasive. Safe access and the inspection agreement determine the scope. Thermal imaging is included with full home inspections; standalone insurance inspections do not include it.

Send the insurer’s requested reports and forms before booking. The age of a home alone does not tell you which components have been updated.
Share gate instructions and equipment access with Doug. You can review the report together by phone even if you cannot attend.

Use Hillsborough County’s permit records for past roof and system work. Association approval and a government permit answer different questions; ask for both when relevant.
Permit history adds context; it does not replace inspection of current condition. Your agent can help request seller disclosures and follow up on unanswered questions.
Send the address, living square footage, and your inspection deadline. Call or text Doug every day, 8 AM to 8 PM Eastern.
